SUMMARY:Maximising Income – Get off the down escalator and ride the lift to improved performance
DESCRIPTION:There has never been a more challenging time to be a social landlord. One in eight adults in Australia experienced severe or high financial stress during 2017.  Rent debt is increasing across the sector and escalation procedures for arrears recovery are leading to a higher volume of evictions. \nThis workshop asks two valuable questions: \n\nAre we using the most effective means possible to encourage our tenants to engage with us?\nAre we using the most cost-effective means possible to increase income?\n\nDelegates will consider best practice from both Australia and abroad in respect of developing a rent payment culture\, sustaining tenancies\, maximising the rent we charge and maximising the rent we collect. \nDelegates will consider preventative measures\, strategies for dealing with financial exclusion and financial resilience and using behavioural insights to influence tenants’ behaviour.   Delegates will be provided with the framework to evaluate existing processes and formulate new strategies for maximising income.

DESCRIPTION:When managing properties\, housing workers need to gain entry to the rented premises on occasions. \nThis may be for the purposes of maintenance\, to check on reports that the tenant has breached their lease or the Residential Tenancies Act (RTA)\, or to conduct a routine inspection. \nTenants have a right to quiet enjoyment of their premises and the RTA sets out the way an inspection must be notified and conducted. \nIt is important that housing workers know how to do this correctly. On the other hand\, tenants have a duty under the RTA to allow entry if they have been notified properly. \nHousing workers need to know the steps they can take if this occurs.
